IThe Warrant

Homes haven't been this hard to buy in a generation.

Prices are high and buyer confidence is low, so people either overpay or freeze. Alexander Atlas exists to change that — to put the market intelligence institutions use into the hands of everyday buyers and investors, so you can act on evidence and negotiate from strength. We are on the buyer's side, by design.

IIThe Chain

How the score is built

Every Atlas Score™ is computed from named, dated datasets — not estimates from a black box. Read the full methodology →

1 · Data collected

Census ACS and BPS, BLS LAUS and QCEW, IRS SOI, CFPB HMDA, FBI CDE, FEMA NRI, HUD and FRED on the public record; Zillow, Zillapi, Realtor.com RDC, ATTOM, RentCast and Google Places for live market and property data — sourced at the ZIP and property level.

2 · Scored against 1,101 markets

Each metric is ranked against the full NC + SC distribution, so a score reflects how a market compares to its real peers.

3 · Grade assigned

A 0–100 Atlas Score™ and an A–F grade, with percentile ranks at overall, state and county level.

IIIThe Traverse

From address to investment decision in four steps

No spreadsheets, no manual comps. Alexander Atlas pre-screens properties so you know whether to pursue before spending a day on diligence.

Search any of 1,101 NC and SC zip codes. See the zip's investment score, rental demand, appreciation trend and risk profile at a glance.

2

Browse active listings

Current properties sorted by Atlas Score™ — the highest-potential deals rise to the top. Each card shows price, days on market and grade.

3

View the full Atlas Report™

Executive snapshot, condition and renovation scope, offer logic, four-strategy underwriting plus a short-term-rental read, sensitivity table, deal killers, buyer-fit matrix and vision photo analysis.

4

Act with confidence

Know the best-fit strategy, a model-based target entry and walk-away price, where your leverage is, and the return math for how you'd actually hold it.

Model-based estimates to inform your decision — not brokerage or investment advice.

IVThe Parcels

Everything you need to underwrite a deal fast

Built for the buyer's side

Never targets an offer at or above the asking price, always surfaces your negotiation leverage, and flags stale or overpriced listings — in plain English. The analysis works for you, not for the sale.

NC + SC county map

All 100 NC counties and 46 SC counties, colour-coded by investment grade. Toggle between states with one click, drill a county to its ZIPs.

12-component Atlas Score™

Cash Flow, Rental Demand and Demographic Momentum lead a weighted twelve-category model, with Appreciation, Supply Constraint, Economic Strength, Capital Signal, Risk Profile, Climate & Insurability and Market Opportunity behind them — every market scored against all 1,101. The exact weighting is proprietary.

Buyer / seller timing

Every ZIP carries a 0–100 Market Balance Index built from days-on-market, real months-of-supply and price cuts. An Entry Leverage signal flags growing markets that are currently soft — early entry, before the market tightens.

Atlas Report™

Each listing generates a full pre-screen: AI-narrated component analysis, renovation scope, four-strategy underwriting, Bear/Base/Bull sensitivity, deal killers ranked by severity, buyer-fit matrix and vision photo analysis.

5-strategy coverage

Every report runs the numbers four ways — Fix & Flip, Rent & Hold, BRRRR, Owner-Occupant — and adds a Short-Term Rental assessment covering regulation, insurability and a revenue range, then names the best fit.

Weekly data refresh

Market data updates every Sunday. Scores reflect current appreciation, unemployment, DOM and rental demand — not stale annual snapshots.

Deal flow watchlists

Set zip codes, a minimum Atlas Score™ and a max price. Get an email the moment a screened listing matches — before it goes under contract.

Order on any address

Submit any NC or SC address and the full report arrives by email when it's ready. The analysis runs in the background; you don't wait at the browser.

Downloadable PDFs

Every Atlas Report™ is a downloadable PDF — share it with partners, lenders or your team.

VThe Closure

What a score actually tells you

Six scores — one for each way of buying
Every market carries a Composite plus five strategy lenses: Flip, Rent & Hold, BRRRR, Short-Term Rental and Owner-Occupant. Same evidence, same 0–100 scale — what changes is what each one weighs. Chapel Hill (27517) scores 71.7 as a place to live and 49.6 as a rental hold. The four investor lenses weigh yield, risk and deal viability; Owner-Occupant weighs schools, safety and neighborhood stability.

The legend · what each band means

All 1,101 zip codes are scored relative to each other on one unified scale. A 72 in Charleston means exactly what a 72 in Charlotte means.

80–100
ELITE · Grade A+
Strong fundamentals; multiple exit strategies viable.
70–79
STRONG · Grade A
Top-tier investment grade with a manageable risk profile.
60–69
MODERATE-STRONG · Grade B
Solid market, above-average fundamentals.
50–59
MODERATE · Grade C
Viable with careful structuring; monitor closely.
38–49
SPECULATIVE · Grade D
High risk; experienced investors only.
0–37
CAUTION · Grade F
Market or property fundamentals not supportive.

The Atlas Score™ measures investment economics — yield, risk, deal viability — not neighborhood quality. A desirable, high-priced area can score low; an unglamorous one can score high.

Error of closure : none

A traverse that returns to its point of beginning describes real land. One that does not describes nothing at all — which is the whole test a score has to pass before anyone should act on it.

What areas does Alexander Atlas cover?
All 1,101 zip codes across both Carolinas, covering 146 counties. NC spans the Triangle, Charlotte metro, the Outer Banks and the mountains; SC includes Charleston, Greenville, Columbia, Myrtle Beach, Hilton Head/Beaufort and every rural county.
I'm a buyer, not a professional investor — is this for me?
Yes. Alexander Atlas translates the analysis institutions run into plain English, so whether it's your first property or your tenth you can see an estimated value, where you have room to negotiate, and how the numbers work — before you make an offer.
Will it tell me what to offer?
It gives you a model-based target and walk-away range and shows the evidence behind them, so you decide your own number. Alexander Atlas is an analytical tool, not your agent; you and your licensed professionals make the call.
Whose side is it on — mine or the seller's?
Yours, by construction. It never targets an offer at or above asking, always surfaces your leverage, and flags overpriced or stale listings.
How accurate is it? Can I trust the AI?
Every figure is a model-based estimate built from named, dated public and market data — not a black box, and not a guarantee. Reports carry a confidence level and state their limitations. Verify with licensed professionals before committing capital: use this to get smarter and faster, not to skip diligence.
How is the Atlas Score™ calculated?
Each market is scored across twelve components — Cash Flow, Rental Demand, Demographic Momentum, Appreciation, Supply Constraint, Economic Strength, Capital Signal, Risk Profile, Climate & Insurability, Market Opportunity, Safety & Quality and Desirability — as a weighted composite whose exact point allocations are proprietary. Each strategy lens weights them differently; Safety & Quality and Desirability score only on the Owner-Occupant lens. All 1,101 zips rank on one unified scale, with percentile ranks at overall, state and county level. Full methodology →

What Alexander Atlas measures — and what it does not

What it measures

  • Zip-level economic strength — income, jobs, unemployment
  • Home price appreciation and days-on-market trends
  • Rental demand, HUD fair market rents, property-specific rent AVM

What it does not measure

  • Sub-neighborhood dynamics within a zip code
  • Title, liens or legal encumbrances — no title search is performed

  • Recorded HOA covenants
  • Anything only an on-site inspection would find — condition is graded from listing photos, not verified in person
